Resident Operated Non-Profit

We are planning to operate Ludins House as a Resident Operated Non-Profit.   Title to the property will be held by the Bay Area Community Land Trust.  Residents will form a non-profit corporation to operate the house; this house non-profit will lease the building from the Land Trust for 99 years.  The house non-profit board will be made up of the residents, a representative of the Land Trust, plus possibly other relevant people.

The house non-profit will manage day-to-day operations: resident selection, house rules, rent collection, maintenance, etc.

The Land Trust will provide oversight functions, make sure that mortgage, tax, and insurance payments are made, and guide the legal and institutional process of creating the land trust house.  It will also provide the residents support with organizational skills, and be available to step in and untangle problems if necessary.
